How do you want to divide?
Fair Divider works out who gets which room and what each person pays when a group splits rent or a shared rental. Two to ten people say what each room is worth to them, and the tool prices rooms so nobody would rather have someone else's room at its price. Free, no account, about two minutes.

Final Fair Division Found!
All participants have converged on their preferences. This is the final fair division.
Who it’s for
Anywhere people share a place and the rooms aren’t equal:
Flatmates renting a home together with different rooms
A group splitting a holiday rental
Erasmus or exchange students sharing a flat for a term
Students in a shared student flat
Friends or a couple moving in together
Coworkers or remote workers in a coliving space
A group sharing a holiday villa, ski chalet or beach house
Anyone splitting rent when one room is bigger or has an ensuite
How it works
Three steps, under two minutes.
Set up the division
Enter the total amount to divide, add each participant, and give each room a short description.
Each person picks their preferred room
At each turn, one participant selects the room they prefer at the prices currently shown. No prior agreement is needed.
Read the result
Fair Divider shows who gets which room and what each person pays. The split covers the full total you entered.
Envy-free means no participant would rather have someone else’s room at that person’s price. Everyone ends up with a deal they consider at least as good as any other.
Equal splits feel unfair when rooms aren’t equal — and they never are. One room is larger, one has a private bathroom, one faces the street. Most rent calculators divide by square metres or by income. Neither can price the room with no window, or the one next to the boiler; only the people who will live there can. Fair Divider prices each room according to what participants actually prefer, so the balance between size, features and cost comes out fair for everyone at once. The result isn’t a compromise. It’s an outcome everyone can accept.
Example: €1,000 split three ways
Three rooms, one shared rent of €1,000 — here is a typical envy-free result:
Participant
Room
Pays
Ana
Large room, balcony
€420
Ben
Medium room
€330
Carla
Small room
€250
Total
€1,000
Each participant prefers their own room at its price — nobody would swap.
A division is envy-free when no participant would rather have someone else’s room at the price that person is paying — everyone considers their own outcome at least as good as anyone else’s. It is a stronger fairness guarantee than splitting the rent equally.
Does it work for 2, 3, 4 or more roommates?
Fair Divider handles 2 to 10 participants, as long as the number of rooms matches the number of participants.
Does it cost anything? Do I need an account?
Fair Divider is completely free and requires no account, no sign-up and no email address.
How accurate is the result?
The result is envy-free within a precision margin you control during the division. At the default setting, results are within about €1.
What is the difference between one-device and separate-devices mode?
In one-device mode, a single phone or laptop is passed around and each person takes their turn on it — ideal when everyone is together. In separate-devices mode, each participant uses their own phone in real time from anywhere. Both modes produce the identical result.
