Put the right price on the ensuite — no guesswork

A room with a private bathroom is worth more than one without — but how much more is the hard part. Guess too high and the ensuite roommate feels gouged; too low and everyone else subsidises them. Why a fixed premium doesn't work

People often add a flat figure — say €100 — for the ensuite. But the right premium depends on the whole flat: how big the other rooms are, whether there's a second shared bathroom, and how much each roommate actually cares about not queuing in the morning. A number that's fair in one flat is unfair in another.

Let the split find the premium

Instead of picking the premium yourself, enter the rooms and let each roommate choose. The ensuite room's price rises only until the person who wants it still prefers it at that price — and no one else does. That crossover point is the fair premium, and Fair Divider finds it for you.

A quick example

Rent is €1,500 for three similar-sized rooms, one with a private bathroom. An equal split charges €500 each, so the ensuite effectively comes free — clearly too generous to whoever takes it.

An envy-free split might price the ensuite at €600 and the other two at €450 each. The €150 premium isn't a guess; it's the amount at which the ensuite roommate still prefers their room and the others are content with theirs. The total is still €1,500, to the cent.
